Ovens and ranges
Oven or range neglect can cause fire and air quality hazards. Gas ovens should be vented to the outside- the ventilation requirements of all units should be verified. Gas ovens should be serviced every other year – especially the burners, to ensure proper combustion and to prevent toxic gases in the home. Ovens/ranges should be cleaned of food debris and grease regularly to prevent fire hazards. Oven/range knobs and controls should be secure, in good condition, and clearly labeled to prevent fire hazards. The oven door should be in good working order. Ovens should be secured and mounted with an anti-tilt bracket to prevent injury. Ideally, the oven or range outlet is surface-mounted in the wall and not flush-mounted on the floor or wall.
Dishwashers
Dishwasher maintenance neglect can cause water damage and unsanitary conditions. The seal should be wiped down monthly with a mild bleach solution. Dishwasher filters should be cleaned every 3-6 months. Dishwashers should undergo a cleaning cycle monthly with vinegar or an over-the-counter product to prevent odors, solids, grease, and mineral build-up. A leak sensor can be installed under the drain connection at the sink cabinet to alarm when there are leaks. Dishwashers should be securely mounted to the countertop. Worn or damaged seals or latches may cause dishwashers to leak on the floor. The dishwasher controls, racks, latch, and soap dispenser should be in good working order. Heating elements of dishwashers can fail over time. Dishwashers should be installed by a professional, and it should be verified that a high loop is installed at the drain line.
Refrigerators
Refrigerator maintenance neglect can cause water damage and unsanitary conditions. The seal and the inside should be cleaned weekly with a mild bleach solution to prevent germs like listeria. Refrigerators with water lines should be professionally installed as leaks from refrigerator water supply lines are prevalent- homeowners can also place a leak sensor on the floor near the refrigerator that will alarm in case of leaks.
Washers
Washer maintenance neglect can cause water damage and unsanitary conditions. The seal should be wiped down monthly with a mild bleach solution. Washers should undergo a cleaning cycle monthly with vinegar or an over-the-counter product to prevent odors, solids, grease, and mineral build-up. Washing Machines have filters that should be cleaned every four months. The hot and cold water supply connections and the drain line should be checked regularly for leaks. Dryers
Dryer maintenance neglect can cause fires. The lint filter for dryers should be cleaned after every use. Dryer vents should always be 4″ smooth metal through floors, walls, crawl spaces, and basements. Transition ducts between the dryer and the vent should always be metal (not plastic) and no longer than 8′. Dryer exhaust vents should be inspected and cleaned annually.
Microwaves and Hoods
Microwave/Hood neglect can cause injury and air quality issues. The FDA recommends standing away from the microwave while it is running in case of leaks at the door. Microwaves with damaged doors should be replaced immediately. The microwave and hoods should be cleaned inside and out monthly with a mild bleach solution. Unvented hoods or recirculating hoods have screens and charcoal filters – the screen should be cleaned, and charcoal filters should be replaced every 1 to 3 months. The CFM rating of the hood/microwave should always match the oven/range requirements.
