What if the electricity or water was turned off during the inspection?

It is the seller’s responsibility to ensure that there is electricity and water service to the house during the inspection(s).  We send the seller/seller’s agent a request that all utilities are turned on before the inspection.

When water or electricity is not on during the inspection, the inspection is limited.  The buyer should have the home inspector revisit the property once the utilities are on.  Our revisit fee is $120 plus applicable travel fees.  Ideally the sellers pay our fee but unfortunately this is not always the case.   We try to schedule the revisit as soon as we can but as these are unscheduled inspections sometimes it can take 3-5 business days.

If additional defects are observed during the revisit inspection then the report is modified to include the additional observations.
